Encino Real Estate Agent
Encino is some of the most in-demand land in the Valley, and a lot of our biggest sales have happened here. We’ve sold new construction south of the boulevard on Densmore and Contera, hillside homes on Encino Hills Drive and Westfall, and homes in the flats.

Where people buy in Encino
South of the Boulevard
Big lots, mature trees and most of Encino’s new construction, on the flat streets and hillsides between Ventura Boulevard and Mulholland.
Encino Hills
Winding streets up toward Mulholland with canyon and Valley views, and more privacy.
North of the Boulevard
Flatter, quieter blocks toward the 101 and Lake Balboa, where buyers often find more space for the money.
More neighborhood pockets
Ventura Boulevard
Restaurants, shops and offices along the boulevard, with condos and townhomes close by.
Life around Encino
Schools to know
Crespi Carmelite High School is a private boys’ high school on Alonzo Avenue. Lanai Road Elementary is a public neighborhood school in the foothills. Confirm attendance boundaries and admissions for any specific home.
Landmarks and open space
Los Encinos State Historic Park preserves an early California rancho and adobe near Ventura Boulevard. Encino’s southern edge rises toward Mulholland and the Santa Monica Mountains.
Work connections
The 101 links Encino with the Valley’s studio and professional-office districts; Ventura Boulevard is itself a corridor of offices, shops and restaurants. Compare a particular address with your workplace at the time you actually commute.

A closer look at Encino
Encino has room for very different searches. Ventura Boulevard anchors restaurants, shops and offices; the flats north of it put daily errands within easier reach. South of the Boulevard, lots and homes grow larger as the roads rise toward Mulholland. Our Encino work includes a $6.55 million sale on Contera, $4.995 million on Encino Hills Drive and $4.85 million on Densmore. Those sales show the range of property we have handled here, not a claim that every part of Encino trades at the same level.
Royal Oaks, with a distinction worth knowing
Royal Oaks is a broad estate area, but not every Royal Oaks street is behind a staffed gate. Royal Oaks Colony is the guard-gated enclave within the larger neighborhood. Buyers who want that access control should search for Colony addresses specifically; buyers who prefer a private gate on their own property have a different set of Royal Oaks options. The broader hillside also offers substantial lots, mature landscaping and custom homes. Check the actual driveway, access, insurance and any community documents on a particular home.
Schools, a Sunday market and Encino’s history
Lanai Road Elementary is a public UTK-5 neighborhood school in the foothills, while Crespi Carmelite is a private boys’ high school on Alonzo Avenue. Confirm attendance boundaries and admissions against the address. At Los Encinos State Historic Park, the de la Ossa Adobe, spring and other buildings tell part of the area’s layered history, including the earlier Indigenous village of Siutcanga. The ONEgeneration Encino Farmers Market runs Sundays from 8 a.m. to 1 p.m. and supports the organization’s senior services.
Golf and the Sepulveda Basin
Encino has two public courses in the Sepulveda Golf Complex: the long, open Encino course and the narrower, tree-lined Balboa course. They share a driving range and practice facilities. For someone who plays regularly, those are concrete neighborhood amenities; course access and tee times should be checked directly rather than assumed from an address.
Ventura Boulevard is changing
Pasta|Bar is a MICHELIN-recognized tasting-menu restaurant tucked above the retail at Encino Place, the kind of destination that rewards knowing the corridor rather than driving past it. Mikan Bakery & More, a Japanese-style bakery at 17237 Ventura, is a newer everyday stop. The Boulevard also has proposals that may change particular blocks: a 45-home mixed-use project with ground-floor commercial space was approved at 16610 Ventura, while ParkPointe Encino is an approved eldercare and medical-office proposal at 17017 Ventura. Approved plans are not completed buildings; timing and final uses can change. We look at those plans alongside the specific home’s proximity to Ventura, the 101 and its local streets.
Open space from the Boulevard to the Basin
Encino Park is a neighborhood green space right on Ventura Boulevard, while the Sepulveda Basin recreation area spreads across the northern edge with sports fields, walking areas and the public golf courses described above. The Japanese Garden on Woodley Avenue is another distinct outing in the Basin; its visiting days and admission rules change, so check before going. These are useful to compare against a home’s real route, not a claim that every Encino address is equally close.
Projects to watch at the block level
Development is not confined to Ventura Boulevard. A 68-home plan at 4741 Libbit Avenue was approved in July 2026 after an earlier, smaller approved plan had not broken ground. At 16161 Ventura Boulevard, a senior-housing building was visibly nearing completion in 2025. We distinguish a proposal, an approval and a building open to residents before discussing how a nearby street may change.
Check the specific address: school eligibility, access, insurance, permits and commute depend on the property.
