The Valley

Studio City Real Estate Agent

Our office is on Ventura Place, a block off Ventura Boulevard, so Studio City is the neighborhood we work in every day. We’ve sold homes here on Laurel Canyon Boulevard, Farmdale Avenue and Kraft Avenue, and we work with buyers on both sides of the boulevard.

Where people buy in Studio City

South of the Boulevard

The hillside streets between Ventura Boulevard and Mulholland. Views, privacy, and most of the area’s new construction.

Silver Triangle

Flat, walkable streets just south of Ventura Boulevard, framed by Laurel Canyon, Whitsett and Laurel Terrace. Steps from the boulevard’s restaurants and shops.

Colfax Meadows

One of the Valley’s most sought-after flatland neighborhoods, north of Ventura near Tujunga Village. Older ranch homes and new construction sit on tree-lined streets with substantial lots. It has a documented neighborhood tradition of Fourth of July parades and block parties; check locally for a current-year event.

More neighborhood pockets

Tujunga Village

A small strip of cafes and shops on Tujunga Avenue, with bungalows and cottages on the streets around it.

Fryman Canyon and Fryman Estates

Wooded canyon roads, private gates and larger estate parcels make this one of Studio City’s most distinctive hillside pockets. The Fryman Canyon Park trails are nearby, but the exact trail access, driveway grade and fire-insurance picture vary by property.

Longridge Estates

At the western edge of Studio City, Longridge’s curving streets climb south from Ventura toward Mulholland. It has substantial estate-style homes on larger hillside lots, with a quieter feel than the boulevard flats. Compare the actual road, lot and canyon setting rather than assuming every address is alike.

Life around Studio City

Schools to know

Campbell Hall is a private K-12 school on Laurel Canyon Boulevard. Carpenter Community Charter is a public K-5 school in Studio City, and Colfax Charter Elementary is in adjacent Valley Village. School assignments and admissions are address-specific; confirm directly with each school.

Studios, landmarks and daily life

Radford Studio Center is a working production lot in Studio City, while Ventura Boulevard and Tujunga Village have shops, dining and services. The 101 links to other Valley production and office centers; actual drive times depend on traffic.

What is changing

Riverwalk at Studio City is an approved proposal for 814 apartments and commercial space at 12555 Ventura Boulevard. Nearby, the separate Residences at Sportsmen’s Lodge proposal concerns the former hotel site at Ventura and Coldwater Canyon. Plans and timelines can change; neither is being described here as a completed amenity.

A closer look at Studio City

Studio City is not one kind of block. Colfax Meadows is one of the Valley’s standout residential neighborhoods: broad lots, a close-knit feel and a history of neighborhood Fourth of July parades. The Silver Triangle has shorter walks to Ventura Boulevard; Tujunga Village has its own smaller strip of shops and restaurants. Above the flats, Fryman Canyon and Longridge Estates have larger homes and estate lots tucked into wooded hillside streets. When we compare homes, we look at the actual route to school, the street’s parking and slope, and the drive at the hour a buyer will use it – not just the neighborhood name.

Schools: start with the address

Carpenter Community Charter, the public K-5 school on Carpenter Avenue, is central to many Studio City families’ searches. Carpenter says resident students inside its attendance area receive enrollment priority, but residency and address verification matter. Check a specific home’s address with the school’s boundary and LAUSD School Finder before relying on it. Colfax Charter Elementary is another public school serving the broader area; it sits in Valley Village, so its attendance area also needs an address check. Campbell Hall is a private school on Laurel Canyon Boulevard. A school’s reputation is useful context, not a guarantee of admission.

Ventura Boulevard’s sushi row

The concentration of sushi along Ventura is a real piece of the neighborhood’s dining identity, not a single stop. Teru Sushi is at 11940 Ventura; across the street, Asanebo remains in the MICHELIN Guide. Sushi Katsu-ya opened its original Studio City restaurant in 1997 farther east at 11680 Ventura. Leona’s Sushi House at 11814 Ventura adds Japanese-Peruvian dishes and a courtyard. The names are close on a map, but these are different kinds of dinner – from a neighborhood standby to a longer omakase or an indoor-outdoor night out.

Coffee, food and a Sunday routine

The cafe mix has changed quickly. Yala serves coffee on Ventura at 11824; Rok Coffee & Tea opened at 12265 with a matcha-led menu; and Highly Likely at 12401 is an all-day cafe and restaurant. Blank Street made its Los Angeles debut at 13273 Ventura in August 2026. Lines at a new opening are a snapshot, not a promise about what the strip will look like next year. The Erewhon at the Shops at Sportsmen’s Lodge is another everyday destination on Ventura, separate from the proposed residences on the former hotel site. For a slower weekend, the Studio City Farmers Market runs Sundays, 8 a.m.-1 p.m., on Ventura Place. Dinner extends well beyond sushi: the El Ruso taqueria opened its first permanent restaurant on Ventura in 2026, and longtime Firefly remains a neighborhood night-out choice.

What is changing on Ventura Boulevard

Ventura Boulevard has two separate proposals: Riverwalk at Studio City at 12555 Ventura, and the Residences at Sportsmen’s Lodge on the former hotel site. Review the actual plans and current approvals; neither is a finished neighborhood amenity. For a buyer, these details shape the block-level conversation: an easy coffee walk, a school boundary, a canyon driveway, or a major proposal nearby can matter differently from one address to the next.

Fryman Canyon hiking and neighborhood parks

A popular entry to the Fryman Canyon hiking network is Wilacre Park, 3431 Fryman Road, off Laurel Canyon. From that lower trailhead, the Betty B. Dearing trail climbs through chaparral and wooded stretches toward Fryman Canyon Park; the upper access is by the Nancy Hoover Pohl Overlook on Mulholland. Check trail conditions and parking before a visit. For less of a hike, Studio City Recreation Center, known as Beeman Park, Moorpark Park and North Weddington Recreation Center give families different nearby options. The old Weddington golf course closed in 2024 and is no longer an active course.

The studio that gave the neighborhood its name

Silent-film producer Mack Sennett opened the Radford lot in 1928. It later became Republic Studios and CBS Studio Center, where generations of television were made. The surrounding neighborhood took its name from the studio, and Radford Studio Center remains a working production lot. Netflix was reported in June 2026 to be under contract to buy Radford. That report describes a contract, not a closed sale. Plans for the lot may evolve, so we follow the transaction without assuming a new use or timeline.

Check the specific address: school eligibility, access, insurance, permits and commute depend on the property.
