Sherman Oaks Real Estate Agent
Sherman Oaks starts a few minutes west of our Studio City office, and it’s where a big share of our business happens. We’ve sold homes here on Morse, Matilija, Katherine and Columbus, and we recently represented the buyers of a new build on Dixie Canyon.

Where people buy in Sherman Oaks
South of the Boulevard
The hillside streets between Ventura Boulevard and Mulholland. Views, privacy, larger lots and most of the area’s high-end new construction.
The flats, Ventura to the 101
Tree-lined streets north of Ventura Boulevard. Remodels and new builds on standard lots, close to the boulevard’s restaurants and the Galleria.
North of the 101
Quieter blocks toward Burbank Boulevard and Magnolia Woods, where buyers often get more house and yard for the money.
More neighborhood pockets
Ventura Boulevard
The spine of the neighborhood. Restaurants, shops and offices, with condos and townhomes on the streets just off it.

Getting to know Sherman Oaks
Sherman Oaks runs across the 101 and up into the hills, so a home’s orientation matters. South of Ventura Boulevard often means sloped roads and larger estates; around Ventura and the Galleria, the tradeoff is easier access to restaurants and the 101/405 interchange. The Buckley School sits in the southern foothills, while Sherman Oaks Elementary Charter is a public option.
Anajak Thai on Ventura Boulevard is a MICHELIN Guide restaurant and one of the area’s best-known dining destinations. Sherman Oaks Galleria and the Van Nuys Sherman Oaks Recreation Center give the neighborhood other gathering points. The 101 and 405 lead to studios and Westside offices, but rush-hour time is route-specific.
Sherman Oaks, block by block
Sherman Oaks takes its name from early Valley land developer Moses Hazeltine Sherman. That history still shows in the contrast between the flat grid around Ventura Boulevard and the winding roads below Mulholland. Longridge Estates straddles the Sherman Oaks-Studio City edge near Coldwater Canyon; the name alone does not settle a property’s neighborhood or school district. We check the actual address, lot, access and documents rather than selling a hillside label.
A dining corridor that keeps changing
Anajak Thai at 14704 Ventura is a MICHELIN Guide stop with a long local history. Didar Kitchen at 14531 Ventura brings chef Saghar Fanisalek’s Persian cooking to the same corridor; Eater covered it in May 2026. Valley Grounds Coffee gives the neighborhood a local coffee option. These stops make Ventura useful, but where a home sits relative to the Boulevard changes the walk, parking and traffic experience.
Play, schools and the commute
Van Nuys Sherman Oaks Recreation Center on Huston Street has fields, courts and classes, while Sherman Oaks Castle Park offers miniature golf, batting cages and an arcade. The 101/405 interchange is convenient on a map but deserves a test drive at the hours you actually travel. For schools, Sherman Oaks Elementary Charter and the private Buckley School are options to research, not automatic placements based on a neighborhood name.
What is planned and what is already built
Via Avanti at 4827 Sepulveda, beside the 101/405 interchange, was listed as under construction in January 2026 with 325 apartments and proposed retail. It is not a completed shopping district. A separate 33-apartment and retail proposal at 15027 Ventura was still marked proposed in the latest project listing. We watch how each plan advances and compare the exact home to its likely traffic, construction and walkable destinations.
Check the specific address: school eligibility, access, insurance, permits and commute depend on the property.
